First impressions are so important when selling a property.  As soon as potential buyers set foot on the property, it is being studied.  Help potential buyers envision themselves in your home, which will help sell the property quicker and potentially for a higher price.  Preparing it to be listed though may take some time.  So plan accordingly.

Below is a list of steps to take to make the property appeal to buyers and maximize its value.

1. Clean/Declutter/Organize: 

• CLEAN:  Do a deep clean of every surface.  Clean the windows, floors (carpets if applicable) and appliances. 
• DECLUTTER: Remove personal items such as family photos, unnecessary personal belongings, and excess furniture, in order to create a spacious environment and buyers can imagine themselves living in the space.  
• ORGANIZE: Tidy closets, cabinets, and the garage, as buyers often inspect storage spaces.

2. Repairs and Maintenance  

• Fix minor issues such as leaky faucets, squeaky doors, chipped paint, broken blinds, broken fixtures and replace burnt-out lightbulbs.   
•  Ensure major systems such as HVAC, plumbing, electrical, and roofing are in good working condition. It’s highly recommended to hire professionals for any necessary inspections and repairs.  Otherwise this may lead to costly expenses and delay in repairs.

3. Curb Appeal

• Landscaping: mow the lawn, trim shrubs, cut dead flowers or plant fresh ones (weather permitting). 
• Exterior: remove any large debris, power wash siding, driveways, and walkways (professional help may be required). 
• Entryway: paint the front door, replace outdated hardware.  A door mat or potted plants may be added to make the entryway more welcoming.
• Clean or replace the mailbox and house numbers.

4. Stage the Home

• Arrange furniture to highlight the functionality and flow of each room. 
• Decorate in a manner that adds some style such as throw pillows or art.  Make sure to keep the colours neutral and calming.
• Use decorative bins or boxes to keep areas organized.

5. Showcase Key Features 

• Highlight upgrades or unique features like hardwood floors, fireplaces, or custom cabinetry. 
• Create a focal point in main rooms, such as a fully set dining table, a cozy couch, and a well made up bed.

Extras

• Repaint Walls: it may be advantageous to paint some walls and use neutral colors like whites, grays, or beiges to appeal to a broader audience.  Neutral colours also help in making the rooms feel larger.  ***Check with your REALTOR® before starting any big projects.*** 
• Property inspection: consider hiring a professional inspector to identify and address potential issues beforehand. 
• Have any property documents available (if applicable) such as property plans, home builder’s insurance, land survey, inspection report, and/or strata documentation.
• Have a list of improvements and repairs such  as roof replacement, window upgrades, HVAC servicing, and new flooring.  Provide permits and receipts if available.
